Even with interest rate changes in 2023 and 2024, Gilbert’s housing supply is still far below demand. Just recently, I worked with a client searching for a home under $500,000, and we found only a handful of solid options. When inventory is this limited, prices hold — it’s basic supply and demand.

Unlike 2008, most owners have significant equity and low fixed-rate payments. If they need to move, they can rent the property instead of selling at a discount. That means no flood of distressed listings coming to push values down.

New-build communities aren’t cutting base prices; instead, they’re offering incentives like rate buydowns, closing cost credits, or design upgrades. For example, I helped a buyer in Buckeye secure $17,000 in builder incentives — but the purchase price stayed the same. Builders want to keep comps stable.


📊 What Could Trigger Short-Term Softness

While broad declines look unlikely, we might see temporary dips in:

  • Homes needing significant work

  • Overpriced listings in competitive price ranges

  • Neighborhoods where multiple similar homes hit the market at once
    Even then, these are usually isolated, not market-wide.


🧠 Focus on Affordability Strategies

Instead of waiting for a market drop that may not come, I help clients structure deals to make the numbers work today. That might include:

Many Gilbert residents are shocked by recent water bills—some reporting massive jumps they weren’t prepared for. If you’re wondering why water costs are rising so sharply, here’s what’s happening and what it means for homeowners and investors in the Southeast Valley.


💸 Multi-Phase Water Rate Hikes

Gilbert approved a multi-phase water rate increase to address infrastructure needs.

  • In 2024, rates rose by about 50%.

  • In April 2025, they went up another ~25%.

  • A third increase of roughly 25% is already approved for future years.

These jumps are part of a long-term plan to fund aging water, sewer, and reclaimed water systems, as well as to keep up with rising operational costs.


😲 Sticker Shock Hits Gilbert Residents

Some households have seen bills rise far beyond expected usage levels. Several have taken to local news outlets and social media to share cases of bills doubling or even tripling in recent months.

According to the Town of Gilbert, the rate increases were necessary, but many homeowners feel blindsided—especially as the new billing system rolled out around the same time (more on that in a future blog).


🚰 Sewer and Reclaimed Water Fees Added

In addition to basic water usage, Gilbert has increased fees related to sewer and reclaimed water infrastructure. Since April 2025, customers are paying an additional $29.26 per month to support these upgrades.

It’s important to review your bill carefully—these added charges can push monthly utility costs significantly higher, especially for larger households or properties with landscaping irrigation.


🏡 What This Means for Homeowners and Investors

For buyers, higher utility costs could impact affordability calculations—especially when combined with current mortgage rates.
For sellers, it’s smart to disclose these changes early, so buyers aren't surprised.
For investors, factor rising utilities into your cash flow analysis—this could impact ROI, especially on multi-family or rental properties.


📍 Localized Impact in the Southeast Valley

These rate changes affect all Gilbert water customers—including those in subdivisions along Val Vista, Higley, and Power Roads, as well as new builds in South Gilbert and nearby parts of Queen Creek. The effects ripple into neighboring towns too, as utility costs influence pricing across the region.

Make sure you’re signed up with Gilbert’s new utility billing portal, and check your autopay settings to avoid missed payments. Keep a close eye on usage patterns and flag any billing inconsistencies with the town.

Builders across Phoenix, Gilbert, Chandler, and Queen Creek are rolling out interest rate buydowns, with some advertising fixed rates as low as 3.75% or 3.99% for qualified buyers. Other popular incentives include $10,000+ in closing cost credits, design center upgrades, and appliance packages. These offers can significantly reduce out-of-pocket costs and monthly payments.

Some builders are even locking in rates under 4%, a rare opportunity in today’s market.


🔎 What to Watch Out for with Builder Incentives

Not all incentives are equal. Some require using the builder’s preferred lender, which may not always offer the best terms. Others are limited to specific lots or must close by a certain date. Make sure you read the fine print and compare total cost of ownership, not just the perks.

If you’ve been waiting for home prices to drop, you’re not alone. One of the most common questions I get from buyers and even other agents is:
“Will home prices actually come down in 2025?”

Let’s cut to the chase:
In most markets, especially here in Gilbert and the greater Phoenix area, prices aren’t dropping dramatically anytime soon.

Here’s what I’m seeing daily in the field, and why a big drop isn’t likely this year.


📉 Low Inventory Is Holding Prices Steady

Despite interest rates rising in 2023–2024, the number of available homes is still well below demand. Just this month, I had a client looking for a home under $500,000, and we found only a handful of viable options in Gilbert.

When supply is tight, prices stay firm. It’s simple economics.


💡 Most Homeowners Have Equity

Unlike the crash in 2008, today’s homeowners are sitting on equity. Lending is tighter, and people aren’t over-leveraged. Even if someone needs to move, they often choose to rent their home out, not sell at a loss.

There’s no flood of distressed properties coming to push prices down.


🛠️ Builders Aren’t Slashing Prices - They’re Getting Creative

New construction isn’t dropping in value either. Builders are offering incentives like closing cost assistance, rate buydowns, and upgrades, but they’re keeping base prices firm.

Arizona homeowners can pick up tips of the trade while walking along The Center for Desert Living Trail. Native plants along this pathway are sustainable and perfect for implementing in gardens back at home.

Families love to participate in the summer evening Flashlight Tours where groups galavant through the grounds after dark.

Get a Ticket to Ride on Chandler Property

It’s all aboard on Chandler property. Get a ticket to ride and head on over to The Arizona Railway Museum. An eclectic collection of railway cars and memorabilia is the result of a dedicated mission to “acquire, preserve, restore and display railroad artifacts and equipment with primary focus on Arizona and the Southwest.” Located close to Chandler homes at 330 E. Ryan Road this museum blasts folks back to the past.

Due to the heat of Arizona’s summer sun the museum only stays open for part of the year. Guests are welcomed on the Chandler property weekends, August 30th to May 31st, from 12 to 4 p.m. This non-profit organization has made visiting affordable. Adult admission is $5, children $2 and a family admission rate is $15. As a Blue Star Museum, active military members are admitted for free.

The best way to meander about is with an expert in hand. True connoisseurs of the railroad get the most out of trips with guided tours. Volunteer staff lead the way explaining about the various cars in the yard and the stories behind them. Tours must be reserved in advance. Hear the Call of “ALL ABOARD!” Near Chandler Homes

Self guided tours are perfect for those who like to do things their own way. Educational placards are placed by each piece in the yard detailing their history to Arizona, the Southwest and beyond. Several vehicles are unobtainable and can only be viewed by the outside. However multiple cars are opened up for exploration. In vintage passenger cars, sleeper cars, and a caboose, folks can actually climb in and imagine traveling back into times past. There’s even a steam engine with a bell for ringing!

Inside the Arizona Railway Museum building an impressive collection of artifacts and memorabilia awaits discovery. Learn the timeline of railroad expansion and the impact it had on Arizona and the United States. See old uniforms and bits and pieces of history. A charming gift shop is open with unique treasures to take home.
