🏡 Will House Prices Ever Go Down in 2025?

If you’ve been waiting for home prices to drop, you’re not alone. One of the most common questions I get from buyers and even other agents is:
“Will home prices actually come down in 2025?”
Let’s cut to the chase:
In most markets, especially here in Gilbert and the greater Phoenix area, prices aren’t dropping dramatically anytime soon.
Here’s what I’m seeing daily in the field, and why a big drop isn’t likely this year.
📉 Low Inventory Is Holding Prices Steady
Despite interest rates rising in 2023–2024, the number of available homes is still well below demand. Just this month, I had a client looking for a home under $500,000, and we found only a handful of viable options in Gilbert.
When supply is tight, prices stay firm. It’s simple economics.
💡 Most Homeowners Have Equity
Unlike the crash in 2008, today’s homeowners are sitting on equity. Lending is tighter, and people aren’t over-leveraged. Even if someone needs to move, they often choose to rent their home out, not sell at a loss.
There’s no flood of distressed properties coming to push prices down.
🛠️ Builders Aren’t Slashing Prices - They’re Getting Creative
New construction isn’t dropping in value either. Builders are offering incentives like closing cost assistance, rate buydowns, and upgrades, but they’re keeping base prices firm.
For example, I helped a buyer in Buckeye get $17,000 in builder incentives, but the purchase price didn’t move. The builder wanted to preserve comps, smart move on their part.
🧠 Focus on Strategy, Not Timing
The better question isn’t “when will prices fall?” but rather:
“How can I afford the right home in this market?”
